TENDER AWARD FOR ORCHARD BOULEVARD GLS SITE
On 21 February 2024, a prestigious residential land parcel at Orchard Boulevard was successfully awarded to United Venture Development (No.7) Pte. Ltd.
a joint venture between UOL Group Limited and Singapore Land Group Limited (SingLand). The tender, launched by the Urban Redevelopment Authority (URA), attracted 4 significant interest from top-tier developers given the site’s rare location and exceptional potential.
UOL Group and SingLand emerged as the top bidders, submitting a compelling offer of $428.3 million, translating to approximately $1,617 per square foot per plot ratio (psf ppr). The successful bid reflects the consortium’s confidence in the continued demand for high-end residential properties within Singapore’s coveted District 10 and the long-term appeal of the Orchard/Tanglin enclave.
Spanning 7,031.4 square metres (approximately 75,687 square feet), the 99-year leasehold site is zoned for Residential with Commercial at 1st Storey use under the URA’s Master Plan. With a maximum permissible gross floor area (GFA) of 24,611 square metres, the site is poised to accommodate a luxurious high-rise residential development. Plans for the site include approximately 301 elegant homes and 400 square metres of commercial space, offering residents a blend of exclusivity and urban convenience.
The development will be undertaken by an 80:20 joint venture between UOL Venture Investments Pte. Ltd., a wholly owned subsidiary of UOL Group, and SingLand Residential Development Pte. Ltd., a wholly owned subsidiary of Singapore Land Group. The partnership continues the longstanding collaboration between the two developers, known for delivering award-winning residential and commercial projects across Singapore.
The Orchard Boulevard GLS site represents the first residential land release in the Orchard/Tanglin precinct since 2018, highlighting its rarity and strategic significance. Notably, the site enjoys direct access to Orchard Boulevard MRT Station (TE13) on the Thomson-East Coast Line, enhancing its connectivity to key city nodes including Marina Bay, Shenton Way, and the Greater Southern Waterfront.
